Read the ground before you build.

We design and run site investigations, then write the geotechnical and contaminated-land reports that tell you what the ground will — and will not — carry. Head office in Marple, Stockport; offices in London, Bristol, Birmingham, Sheffield and Newcastle.

01 — Why the ground matters

Every site has a history.
Most of it is under the surface.

Made ground, old foundations, mine workings, a high water table, a landfill two fields over — none of it shows on a site visit, and all of it changes what you can build.

A site investigation turns that into a document you can design against: what the strata are and where they change, where the groundwater sits, what the samples contain, and what risk remains after the testing. It is the difference between pricing a foundation and guessing at one.

// the report is the deliverable. The drilling is how it gets written.

  • Samples & testingChemical analysis for contamination; geotechnical parameters for design.
  • AssessmentA conceptual site model, the risk that remains, and what to do about it.

02 — The four phases

Four phases. Each one decides
whether the next is needed.

The phased process our reports follow — normally required as a planning condition, and the spine of every project we take on.

  1. Phase 01

    Desk study

    Preliminary Risk Assessment

Site history, geology, topography, hydrology, hydrogeology, mining history and nearby landfill, assembled into a conceptual site model.

DeliversPhase 1 report · conceptual site model

  2. Phase 02

    Intrusive investigation

    Site Investigation

Targeted and non-targeted intrusive work, chemical sampling and analysis of made ground and soils, with the conceptual site model updated as the picture fills in.

DeliversPhase 2 report · contamination status · recommendations

  3. Phase 03

    Remediation

    Remediation strategy

Where a site is contaminated for its intended use, a strategy setting out the method of remedial action. We prepare that strategy — we are not the remediation contractor.

    DeliversRemediation strategy / statement

  4. Phase 04

    Validation

    Verification

Watching brief, sampling and analysis, records and photographs — evidence that the works were carried out to specification.

DeliversValidation report, for the local authority

// phase 1 is the minimum requirement under the planning process. Some greenfield sites stop there.

03 — Services

Three groups of work.
One sequence underneath.

Core services, areas of expertise, and the specialist testing around them — everything we can be asked to do on a site.

04 — Sectors

Seven sectors.
One method.

From a single house plot to a wind farm, a rail line or a flood defence scheme — the same phased method, scaled to the ground under it.

  1. 01

    Residential, commercial & industrial

Phase 1 followed by Phase 2 to establish contamination risk and facilitate foundation design, for all types of property development.

  2. 02

Due diligence, land sale & acquisition

Phase 1 and Phase 2 before a sale, so the seller knows the value and the buyer knows the concern.

  3. 03

    Infrastructure

Pipelines, electric cables and sewer networks, for utility providers, main contractors and civil engineers.

  4. 04

    Highways, bridges & tunnels

Road improvements, widening schemes, retaining walls and new alignments — including a tunnelling project in Sevenoaks, Kent.

  5. 05

    Rail & tramline network

RISQS approved, working for clients including Network Rail, civil engineers and main contractors.

  6. 06

    Wind farms, turbines & renewables

From a single domestic turbine to an entire wind farm, including difficult terrain and remote locations.

  7. 07

    Flood defence

Ground investigation for flood defence schemes and the Environment Agency. Published schemes include Leeds FAS, Hull and Owston Ferry.
